SOLD - 99 Willcocks Street - HARBORD VILLAGE, TORONTO (13 Comments)

Last year, I posted a 6 bedroom, 3 bathroom semi with 2 parking spots on a 21 x 120 lot at 99 Willcocks Street in Harbord Village.

It was on the market for the first time in 57 years so it needed a lot of work but it had a LOT of potential.

It was listed at $1,595,000.  I thought it would sell closer to $1.7.  It sold for another $100,000 over that!

Last month, it was back on the market so it's a flip.

Annnnd....

Don't get me wrong.  It's a good house and they kept a lot of the original character like the moulding in the living room and dining room.

But they also covered the third floor in carpet and left the baseboards that are a bit of a mess...

The windows weren't updated.  The floors are the original.  I have no idea if anything has happened to the backyard.  I'm not sure if it was stated anywhere, but I am seeing nothing about the wiring being updated.  Or any insulation added.  Or new plumbing.  

Basically, it seems like a half a--ed job of something that could have been amazing.

 BUT....

That didn't stop this place from selling over ask.  

It seems that this house was listed at $2,495,000.  At some point, the price was changed to $2,625,000.

It sold at about 101% of that ask.

So...

A $800,000 increase on a flip that probably cost about $180,000.
