15 New Street - YORKVILLE, TORONTO (1 Comment)

In 2013, I posted a 2+1 bedroom, 4 bathroom town house at 13 New Street in Yorkville, Toronto...

It was the middle of 3 attached houses and it had an interior that looked like this...

It had been renovated sometime between 2011 and the time it was for sale in 2013 when the asking price was $1,999,000.  When I posted it, it had already been on the market for 2 months and had just had a price drop to $1,895,000.  I thought the price was still too high and, another 2 months later, the price was dropped again to $1,799,000.  I am not sure what it sold for.

Now the attached house to the right at 15 New Street is on the market.

It is a 3+1 bedroom, 3 bathroom house with 2 parking spots on an 18 x 88 foot lot and it too has been renovated.  And of the 2, I prefer this house.  The kitchen isn't squished into the front room and though the living room isn't 2 stories high, it is still very bright.

According to the listing, it is 'Lorne Rose Inspired'.

Is it the dark trim around the white vanity?

Otherwise, I don't see it.

But regardless of the inspiration, it's a good house.  The kitchen is a good size.  The bedrooms are all a good size.  And these Fig Leaf leaves...

They are gigantic!!!  I have never seen anything like it.  They are bigger than the pillow on the couch!

Assuming the house next door sold around the 2nd price drop of $1,799,000, and using an average of a 10% annual increase over the years...

That house would be a $2,900,000 house now.

This house that has one more bedroom, 1 less bathroom and an only 1 storey living room is now listed at...

$2,750,000.

I don't see it sitting for long but not sure it will sell quite at list with that tiny backyard.
