This is a 4+1 bedroom, 4 bathroom house on a 30 x 110 foot lot at 162 Colin Avenue just south of Eglinton in Chaplin Estates in Toronto.
It is a house that used to look like this when it was on the market a year ago for $1,895,000…












It sold for $1,925,000.
It has now been totally redone by Studio Lau Architects with a 3 storey extension. And if you aren’t into white oak with black and white interior, this isn’t for you.
But I really like it.
I would get rid of that dining room bench (they remind me of banquettes that I am not crazy about) and do proper seating as there seems to be room.
And a lot of people like to have a bathtub in the master as well as a shower. But as they seemed to have worked with the previous foot print on the second floor, there was no room.
Otherwise, it is a really good house.
But why hasn’t it sold?
At the end of October, it was on the market for $2,685,000 which is a $760,000 increase from the sold price a year ago.
With the addition and the full reno, I can’t imagine it cost much less to do than that.
But it hasn’t sold and the price has been dropped to…
$2,629,000.
Maybe it’s the tiny backyard.
