This is a 3 bedroom (really 2+1), 3 bathroom house with 2 parking spots on a 23.49 x 64 foot lot at 218 Cottingham Avenue in the Rathnelly neighbourhood in Toronto.
If it looks familiar, it’s because it was the house that had this listing video when it was last listed in 2012…

Who says ‘At Yorkville’ and not ‘In Yorkville’?
At the time, it had just been fully renovated by RW Architects and the garden was designed by Mark Hartley according to that listing. The asking price was $1,495,000 which was only $6,000 higher than the asking price in 2007 before its renovation.
I thought it would sell closer to $1,650,000. It sold for $1,490,000.
With an 8% annual compounded interest (which may be a bit high at this point), it would now be priced at $2,600,000. It is now back on the market…
For $2,499,000.
Or about a 7.4% increase.
*UPDATE*: This house sold yesterday for $2,550,000 or a compounded interest of about 7.7%.
