This is a 4+1 bedroom, 5 bathroom house with a 1 car garage on a 35 x 107.75 foot lot at 7 Ellerbeck Street in the Playter Estates neighbourhood in Toronto.

It is a house that was listed listed in 2011 when it looked like this…

It was a 4 bedroom, 2 bathroom house but has since been completely renovated with what I am assuming is a 4 storey addition (including the basement).

If have younger kids, you might prefer it if the family room wasn’t half a floor up from the kitchen, but if you have older kids, that may be a good thing. Or, if you did have younger kids, a ‘transom window’ like the backsplash window, where the mirror is above the kitchen table, may have been interesting.

But overall, it is a really good house and you have to admit that the separate family room half a floor up is unique.

In 2011, before the reno and extension, the price was $1,199,000 and sold for $1,100,000.

After the reno and 8 years later, the asking price is…

Ummm….

At first guess, I was thinking around $2.9…

But like…

But after 8 years and an approximate 8% annual compounded interest, the house with no changes would be about $2,100,000 today.

With the reno and addition which I assume wasn’t cheap?

I think they are hoping for closer to $3.3.

NOTE: with a little further searching,it appears that $2.9 is the 'approximate price.
