This is a 4 bedroom (really 3+1), 3 bathroom semi on a 17.08 x 100 foot lot at 792 Palmerston Avenue in Seaton Village in Toronto.
It is a house that used to look like this when it was last listed in 2015…
It wasn’t a bad house but could definitely have benefitted from an update in the kitchen and bathrooms. And the floors looked original and kind of tired.
It has now been updated. I don’t think it was ‘gutted’ but the listing says the plumbing, electrical, etc. were ‘professionally addressed’ so I guess that means it has all been updated as well (but not necessarily replaced).
And basically, it’s a really good reno overall. The floors are good, the finishings are good, it’s bright, they good rid of those little rooms at the back and they finished the basement. The only thing they didn’t touch other than paint (at least from what I can see) is the thrid floor.
In 2015, the house was listed at $845,000 and it sold for $1,034,000.
After the full reno (minus the 3rd floor), the asking price is now $1,495,000.
Considering the 4 bedroom, 3 bathroom semi on a 22.01 x 72 foot lot around the corner at 7 Palmerston Gardens…
That had one less bathroom adn was maybe not as new but did have a 3rd floor master suite sold for $1,685,000…
This will probably sell not quite as high but definitely close.
