30 Tranby Avenue - ANNEX, TORONTO

Earlier today, I posted a 3+1 bedroom, 3 bathroom house on a 19 x 77 for lot at 28 Tranby Avenue in the Annex in Toronto.

It was a house that came on the market yesterday and the same asking price of the 3+1 bedroom, 5 bathroom semi on a 20.5 x 77.4 foot lot 2 doors over at 32 Tranby Avenue that had been listed at the same price and sold 2 weeks ago for $2,700,000.

The house at 28 Tranby Avenue was a modern reno but I wasn’t sure how old it was.

The house at 32 Tranby Avenue needed to be renovated unless you liked the look of the 80s which was probably the last time it had been renovated.

This house at 30 Tranby Avenue is 3 bedroom like the others but it has 4 bathrooms and is on an 18.13 x 77.5 foot lot.

And I don’t know what is going on. Of the 3 houses, I prefer this one.

If you aren’t into colour, it could use some paint and it’s not open like 28 Tranby.

But it has original features like that stair case, the moldings, and the fireplace. Plus, the basement is REALLY bright. Actually, the whole house is bright and though the kitchen is separate, it is a good kitchen with good appliances.

Basically, it is a great house.

But it was listed 3 days before 32 Tranby Avenue that needs a renovation and sold 2 weeks ago for $2,700,000.

And this house is listed at $2,650,000.

It’s listed for less than what the attached house that needs a full reno just sold for 2 weeks ago.

I’m so confused. This is a NICE house.
