30 St Andrews Gardens - ROSEDALE, TORONTO (2 Comments)

When I first posted this house at 30 St Andrews Gardens in Rosedale in Toronto, I pointed out that it needed a lot of work…

But that it was kind of amazing as it was.

It was a 6 bedroom, 3 bathroom house on a 40 x 120 foot lot that looked like it hadn’t been touched in 30 years. But the person who lived there must have had a lot of personality. The house was very colourful with some very interesting art.

It was listed at $1,799,000. I thought it would sell closer to $1,850,000. It sold right in the middle for $1,825,000.

It has since been renovated by architect Peter Higgins and designed by Carey Mudford Design and it is a really good house.

I’m not crazy about the fireplace in the upstairs family room and I would change the principal vanity to white instead of the dark wood (and maybe the stone in the backyard but that would be pricey). And that addition on the house next door is huge!

But it is a house that is well laid out with a mudroom and pantry and a kitchen that would work with modern or traditional furniture.

Basically, it is a solid, 4+1 bedroom, 5 bathroom, move-in-ready house on a great street at the front (the street at the back is a little busy).

It is now listed at $3,695,000.

Considering the house across the street at 19 St Andrews Gardens that had a large family room and south facing yard took several months to eventually sell under ask at $3,650,000, is this too much?

I don’t know. It’s a pretty good house. I don’t think it will sit for long.
