36 St Andrews Gardens - ROSEDALE, TORONTO (4 Comments)

Three weeks ago, I posted a 4+1 bedroom, 5 bathroom house with a detached garage on a 40 x 120 foot lot at 30 St Andrews Gardens in north Rosedale in Toronto

It was a house that had been fully renovated after last being listed in 2013 for $1,799,000 and it sold for $1,825,000.

It came back on the market earlier this month at $3,695,000. It didn’t sit long and sold for $3,783,000.

Last week, this 4+1 bedroom, 5 bathroom house with a detached garage also on a 40 x 120 square foot lot only 3 doors down from the house at 30 St Andrews came on the market.

It too was listed years ago but but 2 years earlier than 30 St Andrews. The asking price was $1,700,000 and it sold for $1,600,000.

It is on the same sized lot but for some reason, it feels bigger. It has a family room which the other house did not have and it is a more open layout with tons of light. And it is technically only a 1 car garage versus 2 which takes away that spot, though I think it's possible to use it as a 2 car garage with 1 spot being open (I could be wrong). But it leaves open space to have a covered dining area…

Making the backyard feel bigger.

And it doesn’t have an apartment building looking right into the backyard.

Which is why I’m guessing they priced this house higher.

This house is listed at $4,195,000.

That is over $400,000 more than the neighbour that just sold 2 weeks ago. Is it worth it? Maybe, but serious question…

Where does the tv go in the kitchen/family room?
