41 Melville Avenue - CHRISTIE PITS, TORONTO (1 Comment)
This is a 3+1 bedroom, 2 bathroom detached house on a 20 x 110 foot lot just south of Dupont at 41 Melville Avenue in the Christie Pits neighbourhood in Toronto.
The last time I posted it was in 2014 when the listing photo looked like this…
So, not a lot has changed other than painting that railing.
Inside, not much has changed either except the wallpaper in the dining room…
Has been replaced with a more neutral paint…
The bathroom on the second floor has been redone and the floor in the basement has been changed from carpet to a hard floor of either wood or linoleum.
But other than that, it’s basically the same house and it’s a good house.
In 2014, it was listed at $899,000. It sold for $1,070,000. With no changes and an annual increase of 8%, that would make it a little over a $1,500,000.
And the end of May, it was put on the market at $1,499,000. But I guess they didn’t get the price they wanted because the price was increased to $1,649,000 a week later…
Which is a 10% annual increase.
So, either you go with a 10% increase in Christie Pits or that the bathroom is worth an extra $150,000.
