Last week, I posted this 4+1 bedroom, 5 bathroom house with a detached garage also on a 40 x 120 square foot at 36 St Andrews Gardens in north Rosedale in Toronto.
It was located 3 doors down from the a 4+1 bedroom, 5 bathroom house with a detached garage on a 40 x 120 foot lot at 30 St Andrews Gardens…
That house was listed at $3,695,000 and sold for $3,783,000.
When this house came on the market after last being listed in 2011, the asking price was $4,195,000. That was $400,000 more than the neighbour that had the same amount of bedrooms and was on the same sized lot. But it didn’t have a family room. Was the family room in this house worth the extra price?
It sold the day after I posted it…
$4,100,000.
Guess it was $305,000 worth it.
