8 Trefann Street - CORKTOWN, TORONTO (4 Comments)

Years ago, I posted this 2+1 bedroom (sort of), 3 bathroom house on a 28.51 x 25.10 foot lot at 8 Trefann Street in Corktown in Toronto.

It is a house spread over 2,300 square feet and 5 stories and a year before I posted it, it was featured in  The Globe and Mail's Architecture section in October 2011.

According to the Globe and Mail, the land that this house sits on was purchased for $50,000.

Apparently, the backsplash in the kitchen and the wall tile in the bathroom were from the marble slabs that were taken off of First Canadian Place. And the reason for all the steel is that the lot is zoned for commercial and 'it has to meet the higher standards for fire safety required of commercial buildings'.

Last winter, it was featured in Toronto Life as the Rental of the Week and they were asking $5,000/month.

When I posted it a year after the feature in the Globe and Mail, it was on the market for $1,199,900.

I’m not sure what it sold for but as of a few days ago, it is back on the market (with no changes and it still looks good)…

For $2,250,000.

Assuming it sold at ask in 2012, that would be a little over an annual compounded interest of 8%. Too much for this neighbourhood? Maybe.

Unless it sold closer to $1.45 in 2012.
