When this blog was still very new, I posted this house at 4 St Annes Road just west of Dovercourt Road in the Dufferin Grove neighbourhood in Toronto.

At the time, it was a 4 bedroom, 3 bathroom semi on an 18.5 x 100 foot lot. It seemed to be a rooming house with one renter who forgot to get rid of their empties before the photos were taken…

It was listed at $729,800. Considering the amount of work needed and that it didn’t have parking, I thought it was overpriced and would sell closer to $650,000 or even $599,000.

It sold for $710,000.

Years later, it has been totally redone and is now back on the market as a 4+1 bedroom, 5 bathroom house.

There are no photos that I can find of the basement but this is what it used to look like…

So I am assuming that has been redone as well.

The asking price is now $1,399,900.

Which is interesting considering that a few days before this house was listed, the attached house at 2 St Annes Road that is the same sized house but is right on Dovercourt…

That was listed at $1,099,000 2 weeks ago (with no interior photos meaning it probably needs a lot of work)…

Just sold for $1,670,000.

So, does that make this a $2 million house!?!

If yes, this was a good investment.
