44 Miller Street - PELHAM PARK, TORONTO

This is a 2 bedroom, 2 bathroom semi on a 16.62 x 80 foot lot at 44 Miller Street in the Pelham Park neighbourhood in Toronto.

It is a house that looked like this when it was last on the market in 2013…

The asking price was $199,000 and it sold for $321,000.

It has since been renovated and they did a really good job.

There is something about the first floor that reminds me of the house that I posted a year ago in La Sud-Ouest in Montreal. It’s the living room and the windows. Here is the living room of that house…

And here is the living room of this house…

This place isn’t huge with only 2 bedrooms but if you are good with the neighbourhood still going through some gentrification…

Like being located 2 doors away from a granite and marble shop…

But as I said in the post for the house at 4 Adrian Avenue located just on the other side of Symington Avenue…

Considering this house is only a short walk to Geary Avenue, the Junction, St. Clair West, the Galleria Mall area that is getting completely redone, and Earlscourt Park, this neighbourhood seeing a lot of changes.

Plus, it is surrounded by art galleries and cafes. And as the listing says…

This Is One Of Toronto's Rising Neighbourhoods.

The smaller, less up to date house at 4 Adrian was listed at $799,000 in the fall of 2018 and I didn’t think it would sit for long. It sold in 6 days for $975,000.

This house that is fully renovated but with one less bedroom and close to the train tracks is listed at…

$849,900.

I don’t think this one is sitting for long either.

P.S. It also comes with all the window coverings and light fixtures.
