60 Grenadier Road - RONCESVALLES, TORONTO

Last week, I posted a 3+1 bedroom, 3 bathroom semi on an 18.01 x 105 foot lot at 3 Grenadier Road in Roncesvalles in Toronto

It was a good house that had a few upgrades since it had last been listed in 2016 when it sold for $940,000.

Two years before that sale, this 3 bedroom, 1 bathroom house with a detached garage on a 17.92 x 132.5 foot lot was on the market when it looked like this…

The asking price was $649,900 and it sold for $645,000.

Since then, it looks like they replaced the door and windows. They ripped out the carpet on the first floor but I think those are the original floors. The kitchen was redone and though there aren’t a lot of cabinets, there is a pantry and that pan rack and the shelf unit are great space savers (this has to be the home of a chef, right?).

Upstairs, the floors seem to be original but the bathroom was redone. And it looks like the back door was replaced or at least fixed up.

Overall, it is a well functioning house (the small bathroom may be an issue) and the way it is done, it shows really well. But it is 2 less bathrooms than 3 Grenadier and it doesn’t look like the basement is finished as there are no photos.

So, considering that house was listed at $1,098,000 and sold last week for For $1,435,000, I’m thinking the $1,349,000 price for this may be a little high. But it does have a garage which the other house did not.

P.S. It took me a while to figure out why they had speed limit sign on the front of the house. Just me?
