40 Fuller Avenue - RONCESVALLES, TORONTO (3 Comments)

This is a 4 bedroom, 2 bathroom detached house on an 18.19 x 104.21 foot lot at 40 Fuller Avenue in Roncesvalles in Toronto.

It’s a good looking house on the outside (though I would prefer something other than the green paint) and it is a good house on the inside as well.

Here is what it looked like when it was last listed in 2009…

Other than the paint on the outside, it has been completely renovated from a duplex to a single family home. There are new floors throughout except for the stairs to the third floor and the third floor which is too bad.

I also don’t get the bathroom on the second floor. It is tiny for a 4 bedroom house and there is all that space where the cow hide rug is (and where the second kitchen used to be) that could have been used for a bigger bathroom.

Othewise, it is a good house.

In 2009, the asking price was $569,800 and it sold for $580,000.

Without a reno and at a 6% annual compounded increase, this house would now be worht about $1,100,000.

In March, it was listed at $1,595,000 which sounds about right with the reno.

But for some reason, the price was increase 2 weeks ago…

To $1,875,000.

They may need to go back to the original price.

P.S. I have never seen a light like this…
