‘Location, Location.’
That is what the listing for this 4+1 bedroom, 4 bathroom tri-plex house on a 55 x 117 foot irregular lot with a 2 car garage at 124 Pricefield Road in Rosedale in Toronto is saying.
Sure. As the reader who sent it in to me this morning pointed out (thanks!)…
Huge lot in Rosedale. Close to the subway, tennis club, restaurants, LCBO. Backs onto a ravine.
But, and it is a BIG but…
The majority of the backyard backs onto this hydro station…
That’s not awesome.
And the way this house is situated on the irregular lot, it stares right at the hydro station. Also, with the garage taking up much of the backyard space, there isn’t much yard.
Though I suppose you could add on to the house to block it off from the hydro station the way the neighbour to the right has (whose interior photos you can see here). Or do a whole new build on a different angle that would block it off. But then you would be looking into the neighbour’s wall instead. And it would definitely jack up the price.
So, TBH, with an asking price of $3,295,000, I have no idea what is going to happen with this listing.
The reader who sent it in thought they were looking for a bidding war. And if you look at this with a 7% annual compounded interest compared to its last sale price in 2010 of $1,980,000…
The price would actually be closer to $3,800,000.
And location, location…
So maybe.
But there may be too many quirks and possible dealbreakers for this to make sense at that price.
