This is a 3 bedroom, 3 bathroom semi with a 2 car garage on an 18.5 x 126.33 foot lot at 202 Browning Avenue in Greektown in Toronto

It’s a good house with a large kitchen, lots of storage, updated bathrooms, a good basement, and it is bright, not to mention all the storage space in the garage.

The only thing I would change would be to add a bathroom in that sitting area in the third floor. But overall, it is a really good family house.

Which is why it is a little strange that it has been listed since the end of March and hasn’t sold.

When it was last for sale in 2014, it looked like this…

It was listed at $899,000 and sold for $950,000.

Since then, it looks like the only changes were the front porch, perhaps fixing up the basement as there were no photos in 2014, perhaps adding heat to the garage, and the addition of the Q*bert runner on the stairs…

Assuming no changes, if it increased at an annual compounded interest of 7%, the price would now be around $1,450,000.

The asking price since March has been $1,699,000.

So, I’m curious what they did to the basement.
