When I saw the main photo for this listing at 509 Concord Avenue in Dovercourt Park in Toronto…

I was curious to see the rest of the house because it looked like it had potential.

And for the most part, it is a good house. It has a mudroom at the front and back of the house (though this one seems like a bit of a waste of space). The kitchen is a good size and is updated. The house is bright. The second floor bathroom is a good size and there is second floor laundry. The backyard is a good size. And it has a good sized ‘coach house’ in the back with 1 bedroom and a 1 car garage below.

But…

What is up with those floors!?!

The second I saw them, I thought of the house at 173 Lawrence Avenue East

This is what it looked like in 2016 when it was listed at $899,000 and it sold for $1,035,000…

I don’t get it. They did a good job with the reno. But those floors!?! How much would it cost to change those?

Considering this house was already listed 2 weeks ago for $1,639,000 with no sale, maybe a lot because other than the floors, this is a good house for the most part with 4+2 bedrooms and 5 bathrooms on a 16.34 x 124 foot lot with a large rental unit in the back and a garage.

As of today, the price has dropped to $1,589,000.

So, seriously, how much would it be to change those floors?
