This is a good flip.

And I say flip because while this was last listed 7 years ago in 2014, according to the street view, this reno was not done until this past year…

It looks like the reno was done by Wood General Contracting but I am not sure if they were also the designer and flipper.

Either way, it is a good house. (UPDATE from a neighbour: apparently this was not a flip. A family renovated for themselves but decided to move out of the city when Covid hit.)

It is a 3 bedroom, 3 bathroom detached house with 2 parking spots on a 28.58 x 107 foot lot. It’s bright and open and all the finishes are good. The only thing which could be different but may not bother many is the size of the primary bedroom. It is only 10.6 x 10.4 feet. But there is a good sized closet and an en suite.

The asking price in 2014 was $978,000 and it sold for $999,000.

After the flip (and perhaps a private sale), the asking price was $1,899,000. It sold…

For $2,500,000.
