304 Brock Avenue - BROCKTON VILLAGE, TORONTO

This is a 3 bedroom, 4 bathroom semi row house on a 16.67 x 90 foot lot at 304 Brock Avenue in Brockton Village in Toronto.

The reader who sent it in (thanks!) pointed out that this house was…

A crumbling semi that never sold for YEARS, finally sold for $500,000k in 2019 because it was totally decrepit and the house attached is just LEANING into this one

So, I had to check out the house attached and saw this photo from one of the many listings over the years…

Those houses are not in great shape.

As the reader pointed out, this house sold in 2018 for $500,000. Six months later, it was on the market for $799,000 with this rendering…

That wall on the left seems to be doing a lot of work.

By the end of October, the owner tried to get a permit for full demolition but the attached owner objected in August…

Outlining concerns with the construction of the wall between the two properties.

Seems like that wall would be a benefit to the neighbour, no?

It was listed a couple more times with the last listing price with the renderings and construction underway being $999,000.

Again, it never sold but now the construction has been completed and the house is on the market again. This time, with a fully done house, the asking price is…

$1,599,000.

So, while the house shows well with good closets throughout…

Like the reader who sent this in, would you be put off by the still leaning house attached?
