In 2019, I posted a 2+1 bedroom, 2 bathroom condo with 1 parking spot at #106 10 Delisle Avenue at Yonge and St. Clair in Toronto.
It was a 2 bedrooms in approximately 1200 square feet ground floor apartment in a good building.
Since then, there have been many places listed in this building that were between 600 square feet and 1400 square feet. This apartment is right in the middle at 994 square feet. And it shows really well.

It was listed at $569,000 and sold for $536,250.
Since then, it has been converted back to 2 bedrooms, the bathrooms have been fixed up and the kitchen has been painted black and white to update it. And it shows really well.
When the ground floor apartment was listed 2 years ago, the asking price was $1,195,000. It sold for $1,185,000 or approximately $1,000/square feet.
In the following 2 years, lots of other apartments ranging from 600 square feet to 1,400 have sold in the building. And for the most part, they have all sold for approximately $1,000/square feet.
This condo that is 994 square feet is now listed…
At $999,000 (with monthly fees of $1006).
It won’t sit for long.
