256 Howland Avenue - ANNEX, TORONTO

This house has been sitting open on my browser for about a week.

It is a 3+1 bedroom, 5 bathroom semi on a 16.54 x 77 foot lot at 256 Howland Avenue just south of Dupont in the Annex in Toronto.

It is a house that looked like this when it was last for sale in 2017…

It was initially listed at $999,000 with a price drop to $799,900 and a final sale of $850,000.

It is now back on the market after a complete renovation. And I think they did a really good job.

It’s not a huge house but they managed to get 5 bathrooms in there and I like all the finishes.

But it looks like they may want more for it then what people are willing to pay for a narrow house with no parking because this house is on its third price since initially being listed in June.

The first price mid-June was $1,890,000. Last week, they increased it to $1,990,000. As of yesterday, the price is down to $1,749,000.

Without a renovation and a 7% annual compounded increase, this house would be worth just over $1,100,000.

So, is this a $650,000 reno?

No, but it is a good house in a good location.
