PRICE INCREASE - Unit D - 22 Birch Avenue - SUMMERHILL, TORONTO

OMG!!!

This isn’t the most exciting house but I am posting it for a few reasons.

Firstly, I have posted this house several times in the past.

I last posted this 4 bedroom, 5 bathroom, 3,800 square foot townhouse with 2 parking spots at #D 22 Birch Avenue in Summerhill in Toronto 3 years ago.

The asking price was $3,875,000.

Unsurprisingly, it didn’t sell and it was then leased for $9,750 a month. Three years later, it is back on the market for $3,798,800.

The previous time I had posted it was in 2016 when it was listed for $2,988,000 sold for $3,116,000.

But that was the sale after almost 6 years on the market. From what I can see, it was initially listed at $2,598,000 in 2010.

And after deciding to post this house today because I have posted it several times in the past…

I realized from my past posts that the first time I posted this house was on July 13, 2011, a day after I started this blog…

Which means this blog is 10 years old TODAY!!!

So, I just want to thank everyone for reading and for interacting in the comments section and with your emails. I may not be able to get back to as many as I should but I read them all and appreciate them all.

This has been a very fun decade! I honestly can’t believe it has been that long.

But to all the old school readers and to any new ones…
