67 Chestnut Park - ROSEDALE, TORONTO

What is going on here!?!

This is a 5 bedroom, 5 bathroom house with a 2 car garage on a 64.04 x 11508 foot lot at 67 Chestnut Park in Rosedale in Toronto.

The listing says…

Prior To Its Recent Owner It Was With The Same Family For Over 45 Years.

That’s a weird comment for a house that recently sold and clearly needed a lot of work after being in the same family for 45 years. You would think that this would have been a flip and it was back on the market because it was last sold in September 2021 and it needed a lot of work.

The house was actually initially listed in June for $6,950,000. It didn’t sell but when the price was dropped to $6,395,000 in September, it sold for asking.

Eight months later, it is back on the market which isn’t enough time for this house to be flipped so I found it very odd.

But when you look at the current photos, you realized that this house wasn’t touched (at least from what I can see).

The thing that is weird though besides being listed only 8 month after the first sale in 45 years is the current asking price. I am not sure how much fees would cost for a $6.5 million house…

But $1.6 million!?! In 8 months!?!

That’s right. This house is now listed at…

$8,000,000.

Did the deal fall through or did the September purchaser just think that $6.4 was a deal for a house in this location on a 64.04 wide lot?

I have no idea but I find this all…
