This is a 3 bedroom, 2 bathroom house on a 18.95 x 90 foot lot at 37 Malvern Avenue in the Upper Beaches neighbourhood in Toronto.

I don’t know how much this house is staged because changing the handles in the kitchen is a lot for staging but they suit the rest of the house. But regardless if is or isn’t staged, it shows REALLY well.

It looked like this when it was last listed in 2012…

It was listed at $649,000 and sold for $640,000.

Since then, not a lot has changed that I can see other than some paint on the outside, painted cabinets in the kitchen with a new counter and hardware. There are new appliances and they replaced the microwave with a fan which looks so much better. Oh, and the sink in the bathroom is new. There could be more but essentially, it’s all mostly cosmetic from what I can see.

The asking price is now $1,199,000.

I don’t see this sitting for long.
