AND IT WENT FOR - 31 MacLennan Avenue - ROSEDALE, TORONTO

About a year and a half ago, I posted this 4+1 bedroom, 5 bathroom house with 1 garage and 3 parking spots on a 40 x 100 foot lot at 31 Maclennan Avenue in Rosedale in Toronto.

It was a good house with some quirks like the side porch but it had a great kitchen and showed really well.

It was listed in October 2020 for $4,200,000. When I posted it, the price was down to $4,095,000. It eventually sold for $3,700,000 in March 2021.

A year and 3 months later, it was back on the market. Weirdly, there were 2 listing for it on the agent site with one clearly being from the winter and the one that actually came on the market having pictures clearly taken in the spring.

The winter price (though it was never on MLS) was $4,900,000…

That is $1,200,000 more than it sold for less than a year earlier!!!!

But 4 months later when it actually hit MLS, they had dropped the price…

To $4,595,000.

Ummm, that is still $900,000 more than the house sold for just 15 months earlier!!!

Not only was this a HUGE increase from the previous price but the timing of the listing hitting the market was after the market had started to slow down so unsurprisingly, it didn’t sell at that price.

Two weeks later, they dropped the price to $4,199,000.

A month later, it has finally sold for…

$3,800,000.
