SOLD - 115 Glencairn Avenue - LYTTON PARK, TORONTO
Years ago, I posted a 5 bedroom, 1 bathroom house on a 30 x 127 foot lot at 115 Glencairn Avenue in Lytton Park in Toronto that used to sit on this lot.
It looked like this…
It was listed at $699,000 which was obviously too low. I thought it would sell closer to $1,050,000.
But apparently after 72 offers…
Yes, 72!!!!!
It sold for $1,365,888.
Ever since then, I have been waiting to see what was going to happen to this house but a few months after it sold, it was for lease for $3,600. It looks like it was leased for 5 or 6 years until they started construction on this house in 2019 or 2020.
This house is now 4+1 bedrooms, 5 bathrooms, 4,600 square foot house with a 2 car indoor lift garage on a 30 x 127 foot lot.
It was designed by Lorne Rose Architects with the interior done by Carey Mudford.
It’s definitely a new build in new build style but there is nothing that is over the top. It is quite subtle for the most part and works well for a family.
I didn’t realize until now that it has been on the market since May of 2022 (not sure how I missed it). The initial asking price was $6,380,000. It didn’t sell and the price was dropped at the end of June 2022 to $5,995,000. In September 2022, the price was dropped again to $5,850,000.
A year later, it was back on the market for $5,788,000.
It sold a week later…
For $5,500,000.
I wonder if finishing that rooftop deck was part of the deal.
