11 Barfield Avenue - EAST YORK
This house is a Done Deal from this week's Globe and Mail.
It was listed at $1,130,000 and it sold for $1,130,000.
It is 3 bedrooms and 3 bathrooms with an outdoor table clearly located where the garage used to be. This backyard needs landscaping. And a shed. Too bad they got rid of the garage.
I don't know if it is the staging or the view from the windows clearly pointing out that this is the biggest house in the neighbourhood but I find this place cold. Even the Pellegrino and bowls of fruit couldn't warm it up!
This house with a similar look at 95 Ilford in Wychwood was on the market for ages at $1,144,000. I am not sure if it every sold but it is no longer listed. This house is bigger but it is in East York. It doesn't exactly have the convenience or 'walkscore' (97 versus 73) of Wychwood but clearly someone wanted in this neighbourhood bad enough to pay $1.13MM!
Do you think this is going to become the neighbourhood of the modern builds now? As I pointed out, this house at 51 Frayter sits on the same lot width as another Globe and Mail house in Leslieville at 154 Rhodes that has seen it's price change 3 times in just 2 weeks but still hasn't sold! Maybe if it were in East York it would have sold for that $825,000 that they were clearly looking for!
Not sure the people that bought this house will become friends with the neighbours very easily though. They will clearly be known as 'THOSE' neighbours that bought 'THAT' house.
