This house sold 2 weeks ago.  A reader (thanks Joanna) actually sent it in just after it sold but I never posted it because I don't normally post sold houses. I have done it before but not often.  That might have to change.  

It was listed at $1,299,000 and apparently sold for $1,310,000.

I am posting it now because it has been brought up many times in the comments of today's post of 173 Cottingham just on the other side of Avenue.

Like Cottingham, it has 4+1 bedrooms but one more bathroom, a parking spot and a deep lot.  Problem is, it backs onto a set of tennis courts which then backs onto the train tracks.  

I agree with the commentors that Cottingham would be noisy being so close to Avenue.  The constant din of traffic would drive you crazy long before the sound of motorcycles revving their engines in preparation to go up the huge Avenue hill would make you nuts.

The many freight trains that go by this house might drive you crazy too.  And don't let an agent tell you that they 'have heard that they will be getting rid of them soon'.  They aren't.

I have to admit though that I would take the sound of the trains ANY DAY!  

Thing is, I don't LOVE this house.  As one commentor said, the wallpaper has to go (especially around that fireplace!).  I think the floors are way too yellow and that staircase and first floor layout reminds me of the house at 90 Glendale Avenue in Roncesvalles that I didn't love.

And that banquette is a built in.  That's not good for me.

The kitchen looks okay in the pictures but one commentor said they were getting tired.  The basement layout is apparently strange.  I don't understand why they have shoved their kid into the basement when there is a perfectly good room on the second floor with a 2 seater and a tv!

The third floor has lots of storage and an office with a walk out but the bathroom seems as though it has had new marble added to an old washroom.

All in all, this place is a good house and it sold for $1,310,000.  There is work that will need to be done soon though.  As one commentor said, it looks 'tired' and I agree, it does. 

Cottingham is done and I still think it can sell for $1,450,000 (though the parking thing might be an issue).

Guess it depends on which side of Avenue you want to be on and whether or not you have a car!
