This is a renovated 2+1 bedroom, 3 bathroom bungalow on a 60 x 138.85 foot lot.

I really like the renovation that was done in 2006. It is bright and open with a good flow but still has separate living spaces.

It reminds me a lot of the new reno at 805 Glenleven in Mississauga. If only that place had floors like these! I really love these floors and how it looks with the beams.

The windows are incredible and with a ravine lot backing onto a Donalda Golf Course, this is a pretty rare property that needs good windows.

I like the track lighting showcasing all the interesting art but I wonder how it works at night.

I love the style of the kitchen and that there are no upper cabinets but I don't know that I love that backsplash.

I do know that I love this picture...

Between the barefoot photographer in the mirror and the painting of the thing above the sink flipping the bird!

This house is listed at $1,388,000. Just on the other side of the Don Valley, a house at 15 Lichen that could use a similar reno sold for $899,000.

So, is this priced right? For only 2 bedrooms, it might be a little high but it is a great lot and a great reno. Perhaps a $1,299,000 list price would have been better but I will not be surprised if this sells for close to asking. Those windows are really amazing........
