DELISTED - 48 Castle Frank Road - ROSEDALE

Since I am reminiscing about past posts in South Rosedale, I couldn't leave this one out.

It is a flip that sits on a 50 x 147 foot lot.  And like its neighbour at 46 Castle Frank that I posted yesterday, it sits on the hill that overlooks the DVP Bloor off-ramp.  

But unlike its neighbour...it never sold.

It was initially listed in May 2009 for $3,625,000.  (It had been listed in 2007 for $1,900,000 but sold for $1,795,000.  That is a big increase, no matter what they did to the house!)

It never sold in May 2009 and they relisted it at $3,450,000 in April 2012.

Guess that was too high also as the listing has now been terminated.

This is probably more of a $2.9 house, maybe even $2.85 considering the location.

 I wonder if they will wait 3 years again to relist!
