152 Geoffrey Street - RONCESVALLES

In January 2012, I posted a house at 161 High Park Avenue in High Park that was a gutter but sat on a 200 foot deep lot.

It was listed at $1,149,000 and I thought they were CRAZY and that it should be priced at $899,000!

In April they dropped the price to $897,000.  I am not sure what it sold for but it sat for a bit at this price so probably somewhere in the $890k range.

Well, here is a very similar house located in South High Park or Roncesvalles but with a 31.67 x 116 feet deep lot with a 3 car garage.  In my opinion, the location is a plus and so is the garage but it means the yard isn't very big.

It was initially listed at the end of September for $989,000.  Not as crazy as the High Park house considering the garage and a bit better location, it is probably still a bit high.

Guess they thought otherwise because the price has now been raised.....

To $1,010,000.

Is it because the semi at 199 Pearson sold for $890,000?  

This is maybe a $960,000 house.  

I have no idea why they raised it by $21,000?
