18 Olive Avenue - SEATON VILLAGE
Something about this house reminds me a lot of the house at 84 Shaftesbury Avenue in Summerhill that I don't think ever sold.
It was listed in April at $1,195,000 until the price was dropped in June to $998,000. It sat at that price for a while.
This house is listed at $695,000.
It is 3 bedrooms, 2 bathrooms on a 14.43 x 102.25 foot lot with 1 parking spot (though I think you would have to take down the fence to use it!). Shaftesbury was basically the same but without parking.
This house is also in much better shape than Shaftesbury.
Sure, the floors are the original subfloor pine and should probably be replaced. The kitchen is outdated but looks like it could be fine for the time being. Those doors on the side of the house are great! The bathrooms are good but the one upstairs has a vanity door that looks like it is hanging (but that is an inexpensive change). At first glance, the third floor looks small but it is a good size and it has a double closet with a roof top deck. I don't mind the wood ceilings but the popcorn ceilings aren't the best.
There is nothing personal in this house though. It has clearly been staged but the person who did the staging did a great job, except for that mattress. But who knows, maybe these owners like to sleep on a mattress with the plastic wrap still on it from the mattress store.
This house is clearly priced for a bidding war.
New floors, a new kitchen (doesn't have to be fancy), a quick fix up to the bathroom....that could all be done for under $60,000.
If the house at 41 Palmerston Gardens just sold for $876,000 without parking and a smaller footprint, there is no WAY this house isn't selling for at least high $7s, if not low $8s.
Assuming there is a buyer out there who likes the corner lot (it does provide a LOT of windows that you wouldn't otherwise have) and doesn't mind the alley at the back...
My guess is that this place will sell for $815,000, maybe even $823,000 (but that basement doesn't seem finished).
