This row house is overpriced.
It is 3 bedrooms, 4 bathrooms on a 16.08 x 120 foot lot with a 1.5 space garage.
It is a flip and it is listed at $1,495,000.
It looks like the house is long but it is really narrow. I don't think it would be possible to turn that couch sideways.
The Silly Putty coloured doors were an odd choice but that is an easy change.
The kitchen has lots of storage but I don't love the style. It's a bit box store-ish.
Upstairs, it is really all about the stairs. Actually, the whole house seems to be all about the stairs.
And what is with that morgue drawer? Nice to know there is lots of storage but that is just creepy.
When you consider that a similar house at 14 Delaware Avenue that was a similar layout but was detached sold for $1,360,000 in July, I don't think they are going to get near their asking price.
Not to mention the house at 254 Major Street. Sure it was listed at $1,399,000 and sold for $1,475,000, but it had the same amount of bedrooms and bathrooms, was only a semi and was on a wider lot, and it had a 2 car garage, not a 1.5 car garage. And though I didn't agree with a lot of the style of the house, it was just much better.
Or the house a little farther south at 202 Robert Street that was SOOOOO much better and sold for $1,192,600 though it didn't have parking.
Or the house at 285 Brunswick across the street that sold for under $1,200,000.
Maybe $1,175,000 would be a better price for this house but it is still a row house with a box store feel.
This will see a few price drops.
