PRICE DROP #2 - 262 Lisgar Street - BEACONSFIELD VILLAGE (UPDATE)

This flip has been listed since September.  

It is a 4+1 bedroom, 4 bathroom house on a 20 x 113 foot lot with a separate garage in the back.

I don't looove it but it isn't the worst (if you ignore the brick).  

But it was listed at $1,499,000 which was WAY overpriced.

I thought it would probably end up selling for $1,250,000.

The price was dropped a month later to $1,399,000. 

It was clearly still too high as the house has been dropped again.  The new price is...

$1,349,000.

UPDATE:  When I posted this price drop, I was unaware of the new photos that were taken.  The house has now been staged and though I don't love the staging, the photos definitely show the house better.  I still don't get that brick or the paint colours but with a little bit of white paint, that could make a big difference.  Also, there is no kitchen backsplash.  Though I am not a fan of backsplash (no idea why), at least some glossy paint would be better here.  It all just looks flat.

So, with a few cosmetic fixes, this could be a good house.
