They didn't go over the top, but instead of incorporating the look into the house through removable things like the cabinet in the dining room or perhaps some lights (these are the ones I was talking about in the January Newsletter)...

It is built into the kitchen island...

So, if that isn't your style, there are a few changes you might want to make.

But this is a really great house.  I would prefer less closet space at the front door and a mudroom in the basement so that the living room could go back to the front room and the dining table could go into the kitchen.

Is that dining room a really dark grey, or black, or is it green?  I think it is a VERY dark grey but I am really into this green right now...

This house is 6+1 bedrooms, 5 bathrooms and it sits on a 33 x 110.5 foot lot.

It is basically what the house at 173 Westminster Avenue could be with a LOT of work.  That house sold for $1,050,000.

And though the style is different, there is something about this house that reminds me of 33 Tyrell in Wychwood.  It had fewer bedrooms and sold for $1,570,000 in June.

This house was last listed in 2008 for $899,900 when it was a four-plex.

So, is a price of $1,499,000 too low for this house?

I think so.  

Even though there is no family room, this is a LOT of house.  I think it will sell for $1,579,000.  Maybe even $1,650,000.  

But I think the no family room at this price might be deal breaker for some (but remove that washroom and you could have living room/dining room/small family room...).

P.S. What are those white things on the walls in the kitchen?  Are those radiators?
