PRICE DROP - 150 Langley Avenue - RIVERDALE

On Saturday, I posted a 3 bedroom, 3 bathroom house on an 18 x 120 foot lot at 102 Langley Avenue in Riverdale.

It needs some work but once updated, it could be amazing.

It is listed at $899,000.

Or there was is also the listin at 187 Langley Avenue that is 3+1 bedrooms and 2 bathrooms on a 16 x 115 feet that is listed at $829,000 that I also posted last week.

So, I wonder if those listings are the reason why this house dropped its price.

And this isn't the first time this house has dropped its price.  Here is the price history:

July 30, 2012    $959,000

October 10, 2012    $879,000

October 20, 2012   $929,000

November 15, 2012   $999,000

December 15, 2012    $1,050,000

February 15, 2013   $1,059,000

It sold in February for $1,052,000 but was back on the market in April for $959,000.

I thought this was more of an $879,000 house.

It is 3 bedrooms and 3 bathrooms on an 20 x 118 foot lot.  It doesn't have a family room like the other house, or an option to convert it to 4 bedrooms, but there is a garage.

The new price is $929,000.

I'm still going with $879,000.
