12 Tranby Avenue - ANNEX
This is a 3 bedroom, 3 bathroom row house on a 16.5 x 78 foot lot in the Annex.
A reader (thanks J!) sent it in curious about my thoughts as to why it has been listed for a while with apparently no offers.
And by a while....it has been listed since September.
The first asking price was $1,259,000.
It didn't sell and was back on the market this July for $1,199,000. Again, it didn't sell and was relisted recently at a price increase (why!?) to $1,229,000.
So, why isn't this selling?
Well, for one, the price is too high. This house might have the location if you want to be really close to Avenue but there are issues.
The first thing I noticed was the front hall. There is NO hall. It's either stairs or living room. It's kind of like it is a duplex but it isn't.
Plus, the house is a little tired. That kitchen is really big but it looks old and like it has been dressed up with some new IKEA cabinet pulls and appliances.
I am not sure if that is the owner's style in the bedroom or if it is staging but that is a LOT of brown. Actually the whole house is brown EVERYWHERE...with a little bit of orange thrown in.
The roof and the floors look like they are in good shape for the most part, there is no parking but there are 2 spots for lease next door at $150+/month.
It's just that this place looks dated but with touch ups to cover it.
And when you consider the flip at 67 Tranby Avenue that wasn't my favourite and was only 2 bedrooms sold for $1,237,500, you can kind of see the logic on the pricing. But that house was done (even though I preferred the house before), it had a bigger lot, and there was parking.
But then there is the semi at 26 Tranby Avenue.
It also had no parking, was only on a 77 foot lot as well, but it was a wider lot, was completely renovated with 2 extra bedrooms and another bathroom, a finished basement and a rooftop deck. It had 3 price drops and finally sold for $1,555,000.
I suppose with $250,000+, this house could be fixed up like that house but it is still smaller and that might not included a finished basement.
This house just needs too much work to justify the price.
And I can't get passed that front hall/no hallway situation.
I think this is more of a $1,087,000 house.
So, why the increase?
Who knows.
Maybe they meant to say $1,129,000.
