Which is why I am a little delayed posting the sale of this listing.

Yes!  This place at 161 Crescent Road in south Rosedale sold!

It is a beautiful 7+3 bedroom, 7 bathroom Rosedale home on a 52.75 x 165 foot lot with a coach house

that I thought was way UNDER priced was first listed in May for $3,295,000.

Sure the kitchen is kind of messed up (wonder if you could turn that island so that the sink is across from the stove) but the rest of the house is great and the front is beautiful.

It didn't sell and the price was dropped in June to $3,150,000.

Again it didn't sell and the price was dropped a second time in July to $3,095,000.

It finally sold...

For $3,015,000.

Even though this is still a high price, when you consider that the house that needed a lot of work around the corner at 175 Crescent Road sold HIGHER at $3,075,000...

I've got to say...I am kind of shocked.
