161 Crescent Road - ROSEDALE
This is a beautiful house.
They aren't the best pictures (will update with better ones when I can) but you get the idea.
It is a 7+3 bedrooms, 7 bathrooms house and it sits on a 52.75 x 165 foot lot.
Though this street is quite busy as it is the bus route and it is one of the main streets into the neighbourhood (it even has new pillars at Yonge Street to mark the entrance into Rosedale...
WHAT the funk is that about!?!), this house is set back far enough that it doesn't really matter.
Inside, the first floor has great flow (maybe a little too much wrought iron in the kitchen for me), and though it is small, there is a banquet in the kitchen for eating plus the 4 stools at the counter with a large, sunken family room.
The second floor is basically ALL master suite with one other bedroom but 'her' closet could be made into another bedroom. And there are 3 more bedrooms upstairs with a laundry room that is also called a bedroom.
The basement is done and could be a rental apartment, as well as the apartment in the coach house. I am not sure exactly when but I feel like it wasn't too long ago (a few months ago maybe) that it was for rent for $1,795/month.
Basically, this house is everything that 31 Maple Avenue wanted to be though it was on a bigger lot (but not by much). That house sold for just under $3,900,000.
There is also the house a few doors down at 175 Crescent Road that was definitely on a longer lot with a fancy pool but that house needed a LOT of work. It sold for $3,075,000.
Or the house at 92 South Drive that felt a little dated and sold for $3,600,000.
Not to mention the house at 75 South Drive that sold for $6,000,000!?!?!?!
This house is listed at $3,295,000.
Not $4,295,000.
$3,295,000.
Not sure why it is priced so low relative to all the other houses with similar sized houses and lots but this is an incredible house.
My ONLY complaint is this....
This kitchen layout means that anyone at your front door can watch you as you bend over and load the dishes.
WHY did they do this?
At least it has that pocket door....but that would drive me crazy.
It's not worth a $600,000 markdown though!
This house is definitely going over.....WAY over.
But if it doesn't, it's not such great news for the house at 106 Crescent Road that is listed at $3,379,000.
