45 Prue Avenue - ENGLEMOUNT
Though it doesn't look large from the front, this is a 4+1 bedroom, 5 bathroom house on a 50 x 125 foot lot.
I really, really like it. There is a happy feel to it.

I loooove that picture.
I don't love a lot of the furniture but there is something about it that reminds me of the Forest Hill house at 9 Millbank Avenue that I love.
This house isn't as big, I am not loving the floors, and the backyard isn't huge, but this place could be amazing!
But I think the price is a little high.
This house is listed at $1,850,000.
Though it has a lot of bedrooms and is move right in, I just think that price is a little high for the niehgbourhood.
And when the newly renovated 4+1 bedroom, 4 bathroom house at 301 Hillhurst Boulevard that was on a 50 x 128 foot lot with a similar sized back yard sat for months before selling at $1,425,000....
I don't see how this can sell for $425,000 more.
It does have little more character though...
And there are no bedrooms on the first floor....
But still, it's a little high.
