PRICE DROP - 106 Crescent Road - ROSEDALE
I first posted this 5+1 bedroom, 6 bathroom house on a 36 x 138.73 foot lot in South Rosedale over a year ago.
It was listed in July 2012 for $3,379,000.
It had last been listed in November 2010 for $1,649,900 when it looked like this...
So, they clearly did a lot of work.
It is a great house if you are into white, black, and wood.
I wouldn't say that, for the price, it is huge, but it is a done house and I like it.
But it never sold.
When I posted the house down the street at 161 Crescent Road that was listed at $3,295,000 which I thought was low, I said...
This house is definitely going over.....WAY over.
But if it doesn't, it's not such great news for the house at 106 Crescent Road that is listed at $3,379,000.
That house didn't sell over. It sold for $3,015,000.
Not great news for this house!
This house has been sitting at the same price for a over a year...
Until a couple of days ago.
As of Friday, this house is now listed at $3,195,000.
If you don't mind the fact that there is a condo building just next door, that the bus stops right out front, that there is no garage and only 1 parking spot (that's kind of a problem as there is no street parking), and that those stairs might become a nuisance...
This is a great house.
I just think it is still priced a little too high.
