Even though this 4 bedroom, 3 bathroom flip on an 80 x 49.3 foot lot in Rosedale is relisted almost a million dollars less than it was initially listed for in October...

It is still overpriced.

It was first listed at $3,280,000.

Was there any way they were going to get CLOSE to that!?!

Before the flip, this house had been listed in September 2010 for $1,100,000.  It didn't sell so they dropped the price in October 2010 to $995,000.

So, the cost before the flip was probaly around $1,000,000, if not less.  

And there is NO WAY they put in anywhere CLOSE to even $1,000,000 to fix this place up!  

Not to mention that this lot is messed up, the house isn't very big, and the location is VERY busy (for Rosedale standards).

I thought it was a $1,700,000 house.

The price was finally dropped in February to $2,990,000.

Still no way it was selling for that and the price was dropped again in May to $2,780,000.

No sale and it was dropped AGAIN at the end of May to $2,685,000.

Now, they have new agents who have dropped the price again...

To $2,395,000.
