161 Douglas Drive - ROSEDALE
Yesterday, I posted a house at 55 St. Andrews Gardens.
It is 5+2 bedrooms, 4 bathrooms and it sits on a 45 x 100 foot lot. The asking price is $2,125,000.
This house is around the corner.
It is 6+1 bedrooms, 5 bathrooms and it sits on a 45 x 118.37 foot lot. So, still not super deep for a house this size but definitely a little bit bigger that 55 St. Andrews Gardens.
It's hard to tell what's going on by these pictures but the floor plans are a big help.
I like the layout of the first floor. It has a formal living room and dining room with a family room and eat in kitchen. I just think the layout of the kitchen could be fixed. Maybe opening up the living room to the kitchen and moving that bathroom somewhere else. It's kind of awkward.
Upstairs, I am a little confused with the master being accessed by walking through the dressing room. It seems like there was a weird chunking up of space at the back of the house. And it looks like the back is an addition because it is a much larger foot print than the basement.
Though there are strange things going on with the layout (they aren't the worst), this house has good floors, and I feel like it would show really well if you can see past the deep paint colours.
The asking price is $2,459,000.
That is $334,000 more than the smaller house around the corner at 55 St. Andrews Gardens...
But it is also $201,000 LESS than the smaller house across the street that sold for $2,650,000 at 178 Douglas Drive!
So, why hasn't it sold?
I don't get it.
Maybe it needs more work than I realize!
