PRICE DROP - 236 Poplar Plains Road - SOUTH HILL
I first posted this house at 204 Balmoral Avenue in December 2011.
It was a beautiful house that was designed by Anne Hepfer and was featured in the April 2011 issue of Canadian House and Home magazine. It was 5 bedrooms and 5 bathrooms on a 109.94 x 134.9 foot lot.
Now....it sits on a 109.94 x 77.13 foot lot!!!
That's right! They couldn't sell it at the first asking price of $4,998,000!!! And even though they dropped the price in April 2012 to $4,680,000, and also put this place up for lease in July 2012 for $12,500 a month, there were clearly no buyers....
Because they sold that front lawn instead of the house!!!
The lawn that has a ton of south facing sun that can be seen streaming into the windows...
And that arrow above is pointing at the location of a new house that will be located at 204 Balmoral Avenue.
This house that has been listed since 2011 is now located at 263 Poplar Plains Road.
And will no longer have all that sun.
It was relisted at the new address at the end of September. The asking price was $3,495,000.
It didn't sell and the price has been dropped again...
To $3,395,000.
With the new house going up beside it, on the front lawn, this is still going to be a hard sell.
