171 Indian Road - RONCESVALLES/HIGH PARK
Normally, I am not into corner lots.
But this house!
There is something about this house that is making me very excited! (Is that weird?)
LOOK at this floor plan!
The potential is AMAZING!!!!
Currently, this house is 5 bedrooms, 4 bathrooms on a 30.33 x 117 foot lot. For some reason, it has a kitchen on the first floor and 2 on the second floor but the whole house is open. Is it a rooming house?
No idea what this house is but I do know that this could be an incredible family home.
The 2 kitchens on the second floor could become a huge master suite with a large bathroom and walk-in closet and another family bathroom added. The garage could maybe get moved to where this car is currently located...
Which would open up the backyard and create some more privacy from the street (though I have no idea if this would or wouldn't be super expensive).
The basement doesn't have a lot of ceiling height, but it could get a bench footing giving it 8 feet of height, or you could underpin if you wanted to spend a lot of money.
There is a bathroom on the third floor....
Basically, this is a house that seems to be in excellent shape, it could be a really large family home, done exactly as you want, and with the asking price...
It could be done well under $2 million.
This house is listed at $1,149,000.
To me, this house has more potential than the house at 173 Westminster Avenue that you can see from the front door of this house. That was on a wider lot but wasn't as big and probably needed as much work, if not more.
It was listed at $949,000.
It sold last February for $1,050,000.
With the bones of this house, and imagining how amazing it will look with that white trim gone....
I don't see why this house won't sell for at least asking.
There is a LOT of potential here.
Just please, don't turn it into the other corner house at 1 Ridley Gardens. It looked okay but something about that place just wasn't right. If you are going to renovate this, go all the way.
P.S. This fridge...
If this house gets bought as a family reno, though it is probably super inefficient, this needs to get moved to the basement.
