AND IT WENT FOR - 1 Hurndale Avenue - PLAYTER ESTATES

A few weeks ago, I posted this 4+1 bedroom, 4 bathroom house on a 25 x 100 foot lot at 1 Hurndale Avenue in Playter Estates.

It was a good flip with a few odd choices like that fireplace and the bookshelves.  But as a whole, it was a good house.  

It was listed at $1,589,000.

I thought that, even though it backed onto the shops on Danforth, it would sell closer to $1,689,000.

Thing is, I didn't consider the fact that, like the house at 24 Summerhill Avenue, it ran right over the subway.  Kind of annoying.

And I thought there was parking!  There is no parking, and that isn't a garage.  It's a shed.  That's a big change in price.

So, yeah, $1,689,000 was too high.

But it wasn't crazy.

This house sold after 8 days on the market....

For $1,561,000.
