102 Summerhill Avenue - SUMMERHILL
This is a 2 bedroom, 2 bathroom semi on a 25 x 60 foot lot in Summerhill.
It is located 3 doors down from the larger 4 bedroom, 3 bathroom house on a 30 x 96.92 foot lot at 96 Summerhill Avenue that I posted a year ago in March.
I thought that house would sell just shy of its $1,525,000 asking price. But, the way Summerhill was going, there was a feeling it would sell over ask. Maybe even to $1,725,000.
It didn't. It sold just shy of ask at $1,485,000.
This house is smaller, has a smaller lot, and arguably needs more work (at least the kitchen with that odd wall and upper corner cabinet).
So...$1,399,000?
Just because the 2 bedroom row house one street over at 70 Summerhill Gardens sold for close to $1.5, this house isn't on the ravine or recently updated.
And it can't have at least 3 bedrooms like the house down the street.
This price is too high.
I'm thinking more like $1,225,000...maybe a little higher.
