10 St. Margaret's Drive - HOGG'S HOLLOW
Yesterday, after I posted the price drop for the Casa Loma house at 50 Ardwold Gate, a reader commented asking about Hogg's Hollow.
It got me thinking that I hadn't done a Hogg's Hollow post in a while, and right now, there are 12 houses to choose from.
So, I decided to post this 5+1 bedroom, 7 bathroom house on a 155.15 x 161.45 foot riverside lot at 10 St. Margaret's Drive.
As it is decorated now, it isn't really my style, but I think the style could easily be changed. There is nothing crazy about the design. In fact, I quite like it, even though the listing describes it as Frank Lloyd Wright and I am not necessarily into FLW.
This house was actually designed by Wengle/Chiu. Though I am not sure if they were also the architects behind the house at 346 Riverview Drive in Teddington Park, there is definitely a LOT of similarities.
Everything except the landscaping.
For everything this house is, bright and airy with a good flow and lots of bedrooms, not to mention that it is located on a beautiful lot on the West Don River...
That backyard landscaping sucks for what it could be.
Perhaps there is something about building pools on the river that makes it look like that pool has been there for 30 years.
But that backyard could be SOOO much more.
This house is listed at $6,880,000.
That is a LOT less than what I think the most recent asking price was for 346 Riverview Drive that started at $19,500,000 and was down to $15,880,000 the last time I listed it in April 2013.
So, if you loved Riverview but it was a little out of your price range (it's out of everyone's price range)...
This house is a really good alternative.
I just don't think it is selling close to ask with that backyard landscaping.
Perhaps closer to $5,300,000....maybe a little less.
But not $7 million.
